Below is a sampling of KeyUrban's recent projects:
- Acquisition and Rehabilitation
of a 22,000 square foot child development center. Acting as
owner's representative and development manager, KeyUrban
managed every aspect of the substantial renovation of this historic
building. The $6 Million project began with the purchase of the
facility, proceeded to the formation of the development team, the
design process and the implementation of the design. The project
included an 8-month relocation of the preschool operation to a nearby
rental facility; KeyUrban also managed all aspects of the move. The
was completed successfully and was considered groundbreaking in its use of New
Markets Tax Credits.
- Acquisition and Rehabilitation
of a 17,000, 19-unit affordable housing complex. KeyUrban
obtained funds for this project from the DC Department of Housing and
Community Development and assisted in the identification and formation
of a development team. The project has completed the financing and
design portions of the development.
- Refinance and Rehabilitation of
a 52-unit cooperative housing complex. KeyUrban acted as
development manager and owner's representative for the refinance and
renovation of a 52-unit, limited-equity cooperative housing complex in
Northeast DC.
- Formulation and submission of
Florida funding applications. Working as part of the development
team for a national owner and operator of senior housing, KeyUrban
planned and assembled a series applications for funding to the Florida
Housing Finance Corporation and the Miami-Dade County Housing Finance
Agency. All applications were submitted on time and are considered
highly competitive. Florida Housing Finance Corporation uses a lottery
system to allocate funds; the applications were among those selected to
participate in the lottery.
- Successful grant proposals to
the District of Columbia and foundations. KeyUrban regularly prepares
grant proposals over to various funding agencies
within the DC government and private foundations. KeyUrban has achieved a nearly-perfect
track record in obtaining funds through these proposals.
- Feasibility analysis for operator of transitional housing. KeyUrban studied the needs of an operator of transitional housing for women with histories of substance abuse and formulated several financing and design options that met the needs of the institution. The proposal formed the basis of a plan that currently is being implemented.
